Termite Report
North Carolina is one of several states where termites are active. Most
lenders want to make certain that the property has been checked and found clear
of any active infestation. The cost for an inspection ranges from $75 to $125.
This is a Buyer expense. If termites are found, it is the responsibility of the
Seller to remedy the situation and to provide a “clean” report.
Homeowners are encouraged to have their property inspected annually. If the Seller has a termite contract (bond) in place, the new owner generally can continue the protection by paying an annual fee. If there is no existing contract, the homeowner still can have an annual inspection. The only difference is the lack of a guarantee to cover the damage resulting from termites.
The inspection for a real estate closing is conducted by State standards and is reported on a State-dictated form. The Buyer will be asked to sign the original and will be furnished a copy at closing
